Our Story

Richmond Crawlspace Pros was founded by central Virginia tradesmen who got tired of watching their friends and neighbors get oversold by out-of-state franchise crawlspace operators. The kitchen-table-close model was producing five-figure quotes for work that should have cost a fraction of that, with warranties that wouldn’t transfer and crews that had never set foot in the home until install day. We built Richmond Crawlspace Pros as the opposite of that model: a locally owned crawlspace specialist that quotes after inspecting, that sends the same technician for both the inspection and the install, and that publishes its warranty terms in plain English.

We live in Richmond. Our shop is in the metro, our trucks are out across Henrico, Chesterfield, and Hanover counties every day, and our technicians know your neighborhoods because they grew up in them. Meet the Team

Our techs come out of the residential construction and home-inspection trades. Every technician has been through hands-on training on Stego Wrap install standards, Aprilaire and Santa Fe dehumidifier sizing and commissioning, Smart Jack structural-support engineering, and EPA-registered mold remediation protocols. We do not hire commission salespeople. The same technician who walks your crawlspace on inspection day is the one who designs your install, who shows up on day one to start the work, and who handles your 30-day and 12-month follow-up visits.

We serve the entire Richmond metro: Richmond proper plus Henrico (23228), Chesterfield (23832), Glen Allen (23060), Midlothian (23113), Mechanicsville (23111), Bon Air (23235), Tuckahoe (23226), and Short Pump (23233). We cover most of Henrico County, the populated portions of Chesterfield County, and the southern half of Hanover County. We quote after inspecting. Always. There is no phone quote, no “starting at” bait price, no kitchen-table close where you sign on inspection day or lose the discount. The written estimate arrives within 24 hours of the visit and holds for 30 days.

The inspecting tech does the install. No sales handoff, no surprise change orders on day one. The person who measured your crawlspace is the person who installs the work, and that single decision eliminates the most common failure mode in the crawlspace-repair business.

Our warranty is transferable. A 25-year materials warranty on Stego Wrap, a 5-year manufacturer warranty on Aprilaire and Santa Fe dehumidifiers, and a 10-year transferable workmanship warranty on our install. Transfer is paperwork only — we do not charge a transfer fee.

Why We Specialize

Crawlspaces sit at the intersection of structural framing, moisture engineering, HVAC, indoor air quality, and pest control. A general remodeler does not know how to size a dehumidifier for Richmond humidity. A pest-control technician does not know how to detail a vapor barrier around a stone pier. A foundation specialist often misses the moisture work that has to happen before the structural fix. What We Don’t Do

We don’t do basement waterproofing (the foundations in central Virginia are mostly crawlspace, and full-basement waterproofing is a different specialty with different equipment). We don’t do residential pest control (we’ll happily refer you to a reputable pest-control company and coordinate our work around theirs). We don’t do foundation underpinning or piering for the home itself (we do crawlspace structural supports — beams, joists, and interior pier supports — but the footing-level structural work is a different trade). When you call us with a problem outside our specialty, we’ll tell you and recommend someone we trust.
